For tenants in England and Wales
Kept your deposit? We write your side.
Your old landlord kept some of your deposit. A free referee at your deposit scheme decides, by reading both sides. We write your side clearly, with your photos and papers.
-
Dates use the end of the tenancy as your move-out day; if your tenancy ended on a different day, use that. Check your scheme account for your exact dates.
Who it is for
Tenants who think the deductions are unfair.
- You rented in England or Wales
- Your deposit is with DPS, mydeposits or TDS
- The landlord or agent wants to keep money you think is unfair
- Scotland or Northern Ireland (different schemes)
- Court claims or a solicitor’s letter
- Deposits that were never protected (see Shelter or Citizens Advice)
How it works
Three steps. That is it.
Tell us what happened
Fill in the short form. Then email the check-in inventory, check-out report, your photos and the landlord’s list of deductions.
We write your side
In 2 working days you get an evidence statement: each deduction answered one by one, linked to your evidence.
You send it
You upload it to your scheme with your evidence. The adjudicator decides on what both sides send.
What you get
Your side, clear and calm.
Point-by-point answers
Each deduction, what the landlord says, your answer, and which document proves it.
Numbered and tidy
Your inventory, photos and messages, labelled so the adjudicator can find them fast.
Your dates
Your scheme’s deadline worked out from your dates, so you send it in time.
The price
One price. No surprises.
- One tenancy, all deductions
- Evidence statement plus evidence list
- Ready in 2 working days
- Free fix if anything needs changing
- DPS, mydeposits and TDS
Plain truth: we are not solicitors and this is not legal advice. We write your statement; you send it to your scheme yourself. The scheme’s adjudicator decides, so we cannot promise you get money back.
Questions
Straight answers.
Who decides?
Your deposit scheme has a free dispute service. GOV.UK says both you and the landlord have to agree to use it, both send evidence, and the decision is final.
What are the deadlines?
TDS: within 3 months of the end of the tenancy. mydeposits (insured): within 3 calendar months minus 1 day of moving out. DPS: once the dispute starts, both sides have 14 calendar days from the DPS email to send evidence. Use the countdown above for your dates.
Which scheme is mine?
It is on the deposit certificate or the information your landlord had to give you at the start. You can also search each scheme’s website with your postcode and surname.
Who has to prove it?
The DPS says the deposit belongs to the tenant until the landlord provides enough evidence to justify a claim. That is why a clear, point-by-point answer matters.
Are you solicitors?
No. We are not solicitors and we do not give legal advice. We help you write down your side clearly. For legal advice, Shelter and Citizens Advice are free.
What do I send?
The tenancy agreement, check-in inventory, check-out report, your moving-out photos, the deduction list and any emails or messages about it.
Can landlords use it?
Not yet. Deposit Back is for tenants.
Refund policy
Fair, in plain words.
If we do not deliver within 2 working days of getting your documents, full refund.
If you are not happy with the statement, tell us within 7 days. We fix it, or refund you in full.
We are paid to write, not to win, so the adjudicator’s decision does not change the price.
